Excellent experience from start to finish! The apartment was spotless and perfectly prepared, making it feel like at home. The service provided by the team was outstanding always attentive and quick to respond to any request. I particularly appreciated the clear and detailed information provided for check-in and accessing the apartment, including guidebooks with helpful videos that made everything even easier. On top of that, having 24/7 emergency support gave me real peace of mind during my stay as you never know what might happen and you don’t know anyone in the area. Truly professional management and highly recommended!! You get the same prices as other apartments managed by private owners, while enjoying the treatment and professionalism of a 5 hotel. Awesome stay! Lovely apartment, ample room for me, my wife and three kids (5, 16 & 18!). Modern, well equipped (everything you could need from dishwasher, washing machine, coffee machine, decent air con that you can’t hear… etc! Literally everything even down to corkscrews etc!). Great roof top pool too… read reviews about issues with let’s etc, but wasn’t an issue at all as had a couple of sets that made it easy). Would highly recommend the place. Also the old town just a short stroll (even my 5 year old didn’t notice!), and also a tiny stroll to a great beachfront that went on for miles! A fantastic holiday all round, helped by decent service and a great apartment! Thanks for a great stay!

Pleasant, modern apartment. Nice pool area. About a 25-minute walk from the beach – the distance is fine, but it’s quite hilly. The description of the apartment is correct except that there are three double beds; in the pictures, it shows two double beds and two single beds.

Hoy finalizamos nuestra estancia, en una de las propiedades con jardín, de esta maravillosa urbanización, The Edge, con acceso directo a la playa. Tranquilidad absoluta, una limpieza de 10, totalmente equipada. Urbanización con piscina, spa, gym, pádel, todo lo que necesitas para unas vacaciones tranquilas en familia.Necesario coche para desplazarte pero para mí, eso no fue un problema. Beach club El nido para poder comer o tomar algo en cualquier momento. Supermercados y farmacia cercanos, a menos de 5 min. Pero los más importante es la seguridad que te da la Agencia, muchas gracias a Carlos y Mohamed, que estuvieron en contacto con nosotros, para proporcionarnos todo lo necesario para hacer que la estancia fuera perfecta

Room Services var väldigt service minded och hjälpsamma, speciellt Carlos (i Estepona) som alltid fanns till hands om man behövde hjälp med både stort som smått 😃👍 Lägenheten vi hyrde (Apartment LME101A) höll hög standard och vi trivdes väldigt bra under hela vår vistelse där. Ett extra plus i kanten var det trevliga och lugna poolområdet 🏊‍♂️⛱️

Fantastic apartment and great customer service.

Terrible company, rents out to anyone no matter what. Drugs, drunks even substance abusing people screaming every night. They only care about making money and don’t check their profiles. If you’re an owner looking to rent I do not recommend. They have not had a single client above the age of 22 as a tenant and all they do is party. They use lower prices than any other agency I’ve seen so obviously the clients are not the best… They also rent out in communities that do not support short term rentals. Super unprofessional! Such a shame I have to write this at 3am on a Monday! After months of constant rotation of only young party people that destroys the listings and the community around them. I have pictures from the substances marks on doors from tenant smashing the windows in the community etc. (picture is an example of how some of their Tennant parks taking up 3 of the 5 available parking for the 5 families living here…. Respect?? )

Fantastisch verblijf – alles tot in de puntjes verzorgd! Ik heb een appartement gehuurd via Roomservice voor 10 nachten en ben meer dan tevreden. Vanaf het moment van aankomst werd ik hartelijk ontvangen. Het appartement zag er precies uit zoals op de foto’s: alles was schoon, netjes en leek zo goed als nieuw. Zelfs kleine details waren geregeld – afwasmiddelen zaten nog in gesealde verpakkingen, en ik kreeg een gloednieuw wasrek zonder dat ik erom had gevraagd. De hygiëne was top, het voelde veilig en alles was tot in de puntjes geregeld. Een zorgeloos en comfortabel verblijf. Ik kom hier zeker terug en kan het iedereen aanraden!

We have just returned from a wonderful holiday in Estapona. The house was immaculate. The wonderful open plan kitchen had everything needed to cater for a family. Livingroom beautifully furnished also the three ensuite bedrooms. We loved sitting on our balconies overlooking garden and swimming pools with a lovely view of the ocean. The 20 minute walk on the paved walkway to the port was a must every day. We will definitely be back.

If you want a quiet and relaxing holiday with your family this is the house for you.The onsuite bedrooms the private patio with an olympic size swimming pool and a kids smaller pool in the enclosed garden ( very safe and secure )

Customer service is a phrase that is CLEARLY taken VERY seriously. Carlos greeted us with a smile and made our holiday that much more special. There is no ask that is too big and even the smallest of details clearly mean a lot to the Room Service team. We haven’t had a holiday in 2 years and this holiday was exactly what we needed thanks to the team! I had a terrible experience with this rental agency. They canceled my confirmed reservation at the last minute without any valid reason, just to relist the property at a higher price on other platforms. This kind of behavior is extremely unprofessional and unethical. They clearly prioritize profit over customer trust and reliability. I strongly advise others to be cautious when dealing with this agency.

These are very kind and helpful people! They go all the way to find an answer to your questions and work out the best solution for your stay. Apartments are clean, logistics without any hassle. They have a high-quality portfolio in the right places. You can be sure that there is a high-quality apartment that you are going to rent. We have had other experience in the past with other companies, but these guys know their business and they live for it. And this shows in little details like hand soap and hand conditioners with the logo available at all sinks et cetera. It is now the second year we rented through them and we've already booked the third year.

Una estancia muy agradable, el apartamento estaba impecable. RoomSeevice Marbella nos atendió de maravilla desde el primer momento, dándonos todas las facilidades. Sin duda, repetiremos.

Wir waren schon öfters in dieser Anlage in verschiedenen Wohnungen. Diese Wohnung jedoch war die perfekteste. Sie war sehr sauber, die Möbel sind hochwertig und sehr bequem. Die Heizung funktionierte sehr gut, man merkte keinen Luftzug, wie in den anderen Wohnungen. Die 3 Schlafzimmer haben sehr gute Betten/Matratzen. Einfacher wäre es, wenn man den Schlüssel nicht in Estepona abholen und zurückbringen müsste, sondern einen Schlüsseltresor vor Ort hätte. Wir werden auf alle Fälle diese tolle Wohnung wieder buchen.

The apartment we stayed in for six weeks was very good…in a perfect position…beside the old town and a 15 minute walk from the marina. The apartment itself was very comfortable but you have to walk up two flights of stairs to access and then the lift was out of order for most of our stay. In addition the key to the gate didn’t work so we had to climb over and Room Service didn’t do anything about it. There was an infestation of insects on the balcony. Despite calling Room Service they never pick up and only communicate on WhatsApp.

Denk 3x na voor u boekt via deze organisatie want ze voeren de meest klantonvriendelijke praktijken welke je kan bedenken. Telefoons nemen ze niet op en ze bellen nooit terug. Alle communicatie verloopt over whatsapp waar het voor eeuwig in rondjes lijkt te draaien wanneer er problemen zijn en men duidelijk niets wenst op te lossen. De zaakvoerder spreken na herhaaldelijk proberen is onmogelijk (logisch wanneer je een malafide organsatie leidt). De borgsom wordt pas weken na uitchecken en sterk aandringen teruggestort. Ook een waarschuwing voor de eigenaars welke hun appartementen via Roomservice Marbella willen verhuren; u wenst niet vertegenwoordigd te worden door dit bedrijf!

Stay away! 6 people, villa at Marbella Lake, 2 weeks Dec 2024 - Jan 2025. - No WIFI, complained countless times since day 1. Got a "we'll check" response on day 14. - Horrible, horrible communication, no service at all. Check-in process is BS (not following Spanish law) and was not communicated at all, led to some of us waiting in cold and dark for two hours trying to enter property. - Broken furniture in all rooms Never again

Just arrived in Marbella for Xmas. Lady approached the commercial unit and my husband and I were wandering around looking for a supermarket. Lady asked if we were there for Room Service and we said no. We did say, do you know of any shops in the area and she said no. Any shops round here and you'll pay 25EUR for a packet of fag's. It felt like she'd judged us, suggesting we couldn't afford local facilities. Quite rude. Low and behold, there was a supermarket directly behind her commercial unit. Very unhelpful. Very rude. No need for it.

Ik lees hier allemaal dezelfde ervaring , wij hebben ook borg betaald en maar gedeeltelijk teruggestort na het aandringen van terugbetaling. Ze geven valse foto’s van zogezegd een lade in de koelkast die kapot is. Foto’s ZONDER datum ! Allemaal leugens. Wij hadden dit via booking geboekt en ook naar hen verschillende mails gestuurd dat dit oplichters zijn maar we krijgen geen antwoord. Enkel dat zij er niets aan kunnen doen . Hoe kan ik het resterende bedrag terugvorderen? Dit is echt schandalig!

Das Apartment ist einfach ein Traum und die Lage ist super

We stayed at an apartment during August, and unfortunately, the air conditioning did not work at all throughout our entire stay. We reported this immediately at the beginning of our stay. As a result, the temperature inside the apartment reached 29-30 degrees Celsius during the day, which made it unbearable, especially with two small children. Renting out a property at full price without a functioning air conditioning system in such a warm location is unacceptable. While we understand that technical issues can occur, what made the situation worse was the complete lack of response or assistance from the property management. No effort was made to provide an alternative solution, such as a portable air conditioning unit or even fans. We were left to deal with the situation on our own with NO support during our stay. To make matters worse, despite filing a complaint, weeks have passed, and we have received no proper response or compensation. This level of customer service is extremely disappointing, and we would NOT recommend this company based on our experience.

Dou uma estrela pois não é possível dar menos . Este proprietário deveria ser preso , pois é um burlão . Alugamos o apartamento por três noites , correu tudo bem , deixamos o apartamento impecavelmente limpo o que já por si só é ridiculo pois deveriam ter uma equipa que se responsabilizasse pela limpeza dos mesmos assim que se muda de clientes . Mais do que burlões, são mentirosos , pois enviam fotos de coisas que não são reais , ou pelos menos que não foi na nossa estadia que se passaram . Aliás esperaram quase 15 dias para enviar as mesmas . Uma experiência para não repetir nunca mais . Nem recomendo a ninguém , a não ser que queiram ser burlados . Vergonha !!!

As a fellow Real Estate Broker in Marbella, it is nice to find a company who accommodates the client even after hours and tries their best to look after the them. Our client was left without water supply in an apartment, through no fault of our own nor the host. Simply a block and local water supply issue. Like many of us locals have grown used to these things can happen, however, the client was moved at 11 pm to an equivalent quality, more than suitable accommodation! Stayed at Seaclub Suites. Apartment was fantastic, clean and modern. Location also brilliant. My issue is with the rental company. They ask you to download Seaclub suites app which looks so professional and informative. However, it states that the keys should be picked up at the rental office which isn’t the case at all. As we were travelling to the office by taxi a WhatsApp message arrived giving me door codes to access the property.we had to ask the driver to go to the apartment instead. Such poor communication isn’t good, and the text arrived around half an hour before Check in time. They need to sort out the information on the app.

The booked apartment was great and as described on the website. However our deposit (750EUR) has not been paid back, and we are struggling to clarify the situation with the company. There is no answer to our emails or messages sent via Booking. We were informed that the deposit will be paid back around 5 days after the check-out. Now almost two weeks are gone, and we received only one piece of information: that they are clarifying the issue with their finance team. Since then, our questions have been ignored. It is really weird because the contact with the staff was good until we left the apartment.

A FUIR! C’est une ARNAQUE! Tout d’abord, quelques jours avant notre arrivée nous avons été prévenues que nous ne pourrions pas utiliser le jacuzzi pourtant bien mentionné dans l’annonce. Ensuite cela fait un mois que nous attendons que la CAUTION de 1000€ nous soit rendue. Malgré plusieurs relances de notre part, toujours rien à ce jour! Ils nous mènent en bateau et ne répondent plus aux messages.

!!!!!! Attention ARNAQUE !!!! Cette société de conciergerie est une vraie arnaque !!! Ils se cachent derrière des prestations de haut standing mais ce n'est que du leurre. Cela fait déjà 1 mois que nous attendons le remboursement de notre caution d'un montant de 1000euros !! Après plusieurs appels, SMS de relance aucune réponse de leur par C'est une honte !!! Vous devez absolument passer par une autre société que ROOMSERVICE MARBELLA. A fuir !!!!!

Ma femme et ses amis sont partis faire son EVF sur Marbella et on choisit ROOM service holidays home pour la location de leur appartement. Arrivé là-bas, ils avaient bien stipulé qu'il y avait le spa. Bien sûr il ne fonctionnait pas ça commence bien. Au prix de l'appartement c'est pas cool mais le gros problème c'est qu'ils ne veulent pas rendre la caution à ma femme. Après plusieurs appels et demande, ils doivent toujours nous la rendre mais rien ne se passe. À fuir, je continuerai tous les jours à mettre des avis négatifs jusqu'à qu'il nous rende la caution

AVOID AT ALL COST!! These are the WORST company to rent with, both as a client and as an apartment owner! They will rip you off of your deposit and become unresponsive when you are claiming it back! Falsely claiming we lost goods from the property, which was 100% untrue, and when we asked for evidence and check out protocols they are unable to provide it. This is extremely unprofessional unlike anything else! After doing some research I have heard from several owners that Roomservice also tell their clients that they have no bookings on their apartments, when in fact they do rent it out and put the money in their own pocket! AVOID if you dont want to get ripped off! They are known hustlers here in Marbella by all accounts!

Absolutely awful, please do not use this company. Lack of communication post check out. They have kept my security deposit of 200euros due to some make up on towels even though we was charged a cleaning fee. Apartment was kept completely spotless. They are now completely ignoring my emails.

Zapłaciłam dwa razy po 2500e! Nie dostała Zwrotu, na maile nie odpowiadają! Czuję się oszukana i idę zgłosić sprawę na policję i do sądu. wyglada że to oszustwo!!!

In april een appartement geboekt dat in beheer Is van Roomservices. De communicatie verliep vlot en deel ook in het Nederlands. Via een link kregen we korte video's over het appartement en het gebruik van toestellen, TV, airco ,...Steeds snelle reactie op vragen en de locatie om de sleutel op te halen is heel centraal gelegen in Marbella. Onderhoud en netheid was ook uitstekend.

AVOID. Checked in to what we thought was a luxurious apartment but it was far from it. All the furniture had been changed, things were missing, the apartment was damp with an awful smell, the water ran scalding hot in the kitchen tap- no cold water, the water ran hot for less then 5 mins in the shower then ran cold. No offer of partial refund even after they admit they knew there’s issues with the tap, just ‘you can have a discount on your next stay'. We checked out 17 days ago and they’re still saying they have to check with the cleaners about 2 things we left behind 🙄

Fatal. They took our deposit 700 euro and didnt send anything back. We will need to use our lawyer. We spent 3 days in their appartment.

Rude, dismissive and disinterested. I am apalled at how rude they are. We booked a rental through Airbnb and they were awful, especially the Ceo was rude and even mean in his correspondence. Check in did not work, the flat was not properly cleaned and when we complained the Ceo Fredrik basically insulted us. There are so many wonderful rentals in the area - do not use this service. They are awful.

I think I left a 3-star review on their website, but based on the fact that they won't publish my review, I'm giving 2-stars here. The positives: The location of my apartment was fantastic, and the master bed was comfortable...but thats about it. The communication with the office staff was not good. Had issues immediately at arrival, although the gentleman who met me at the property was very kind. The apartment itself looked much better in the photos- the bathroom showers and rugs were very dirty, and the general apartment decor was lacking. No rags or paper towels for cleaning, and the key fob for the garage did not work, so I had to find parking on the street every day. For what I paid (especially in low season), I expected a lot more!

Apartment excellent and superb location with a great view. Everything was clean and tidy with comfortable beds. Also a great location for easy access to lots of good restaurants. However the decor is over the top making it seem like a show home. Lots of unnecessary items. Heating is a bonus in winter but the electric tripped out after about 45 minutes with the heating on. Rental management looking in to it.

I would not recommend using this company or renting the property, there are so many other options available in the area. Their communication was rude and demanding. We still had no idea where we could get the key up to 2 hours before our advised check in time. You are given a location pin and not an address which is difficult for Taxis. The property itself "Apartment GC" is very disappointing, the photos advertised are very misleading. It is 100 meters away from the busy A7 highway and 450 meters away from the beach. It is advertised as beachfront. The pool is in the compound across the road. You can hear the upstairs tenants walking around and flushing the toilet. The property gets very limited direct sunlight which makes it pretty dark.The wifi was constantly cutting out. On departure we were reminded repeatedly to be out by 11am, which we did, but there was a family waiting to get in the property as we were leaving. Overall I would not recommend this company or the property.

The apartment was excellent and very spacious, we would recommend to any other guests looking for somewhere modern & in a great location It does back onto a school, so probably not for those who like peace & quiet Room Services struggled with quite a few areas of the management of our trip - however this did not spoil the enjoyment of both the property & the wonderful town of Estepona

Great proactive services with customer convenience in focus! Information instructions were sent in advance and with good amount of details. Our stay in the flat Golden Banus Home was fantastic - the flat is close to Puerto Banus, Centro Plaza and restaurants and at the same time located in a green area surrounded by trees, with mountain view on one side and see view on the other side! We enjoyed the pool area a lot, it was clean and felt like an oasis. The flat was very clean, bright, modern, spacious enough for 3 people and with all the needed appliances. Parking place was always available and we particularly enjoyed our time on the balcony in the evening! It was very convenient to get to the beach by car and at times on foot and we had marvelous time during our trip! I highly recommend to stay in Golden Banus Homes apartment and to book and rent it out through Roomservices!

4 sept borg betaald voor 2 overnachtingen in Estepona. 18 sept gevraagd wanneer ik het terug kan ontvangen, inmiddels is het 5 oktober en nog geen borg terug en ook geen reactie!

We had a lovely stay in Estepona at this property. It was comfotable, modern and everything was very clean. The extra large bed was comfotable. We slept well as the street was very peaceful. The showers were great with perfect water pressure. It was very centrally located with an easy stroll to restaurants and the beach. Checking in was remote through my mobile phone. It is necessary to be competent on it as I had to send photos of identification and personal details. Door entry codes were sent via text. The messages were answered promptly. All in all it was a lovely stay in beautiful Estepona.

The agency were really helpful and solved problems quickly and efficiently. They respond rapidly via WhatsApp and all of the booking, check-in and payment processes are paperless and managed online. The online property guide is useful, though some crucial details can be hard to find at arrival time so make sure you read it before you leave home. Property very comfortable, spacious and clean.

Fantastic clean, bright, light, modern apartment in the heart of Estepona. This is the second time we have stayed in this apartment and its a real "home from home", with everything you could wish for. The rooms are all well sized and have a great feel and flow to them. The location is ideal with the apartment nestled on the outskirts of the "old town" and a very short 3-5 min walk to the beach. The port is also easily accessible via a 10-15 min walk along the promenade. The twice we have stayed here and decided to extended our vacation. The Team at Room Services were fantastic, making the whole booking experience easy. Not only would we highly recommend this apartment, we are already looking forward to staying here again. What a Gem!

Overall we had a relaxing stay in this charming townhouse. Key pick-up and directions to the property very easy. Very quiet community. Nice pool with deckchairs and umbrellas. In my opinion the place needs a refurbishment, fridge door not closing properly, therefore not cooling enough. Some sockets loose and brocken floor tiles. Not enough water pressure if 2 pax are using the shower.

The apartment itself is very nice, modern and comfortable. It’s almost fully equipped. The entrance is comfortable even though there is no elevator in the building. However, there was no welcome details which I always received by the other companies/hosts whenever I entered an apartment. There is practically nothing in the apartment such as oil, condiments or water. Besides, the cleaning requieres more work as, for example, the shower drain had so many stuff inside that the water couldn’t come through. Also, I would like to comment about the host company. Its service is appalling. There was no iron in the apartment despite being mentioned in the list of things provided in the apartment. The worker who was in contact with me suggested that I find the one and buy it myself. Even though he/she mentioned making a money transaction for my spending, it’s not a solution for someone on holiday. Also, when I denied this option, he/she told me that the problem would be solved by the company, nobody ever contacted me so there was no iron during all the 12 days of my staying. Besides, there seems to exist a problem with a company platform because I received several emails and WhatsApp messages about the check in even after I made it and provided all the information required. Overall, it’s not a bad option for 1-2 day’s stay but not for a holiday.

Hemos alquilado una propiedad a través de RoomService para pasar las vacaciones de verano y fue un acierto. En primer lugar por la calidad de las propiedades que ofrecen. Y por encima de todo por la atención recibida. La experiencia comienza una semana antes de llegar, cuando contactan contigo por WhatsApp y te envían una página web de la propiedad con toda la información e incluso videos de cómo funciona todo. El check in fue rápido y sencillo antes de viajar. La atención de Chiara fue excelente (lo más destacable de todo!!!!) Resolvió cualquier incidencia en cuestión de minutos con amabilidad y diligencia. Cuando volvamos a Marbella repetiremos seguro con ellos.

El servicio proporcionado fue pésimo. Las sábanas se encontraban sucias, la cocina llena de hormigas y las calidades no eran las adecuadas para un apartamento que ha costado 6.000€ las dos semanas que estuvimos allí. La música del club se colaba en las habitaciones por lo que resultaba imposible descansar. La ducha del baño estaba atascada, por lo que se inundaba cada vez que nos duchábamos, el fregadero no tragaba, las luces de los baños fundidas, el timbre no funcionaba y no existe telefonillo para que puedan llamar y acceder desde la calle. Las alfombras estaban sucias y el cierre de la terraza estaba roto. No obstante, a pesar de todos estos problemas, lo peor de todo fue el trato recibido por parte de Room Service, en especial por Chiara a la cual pedimos el número de la responsable para poder hablar con ella estos temas y a día de hoy seguimos esperando el número de teléfono. Su trato hacia nosotros fue irrespetuoso, arrogante y chulesco. Y la única solución que nos dio a todo esto fue enviar a unas personas del servicio de limpieza a la casa. Tuvimos un problema con uno de los espejos del baño, el cual al encontrarse mal sujeto se rompió, que por cierto estaba todo oxidado y en mal estado, por lo que contactamos con ellos para solucionarlo y afrontar el pago de la reposición de uno nuevo, nos mandan un presupuesto de 235€ por cambiar el espejo, el cual no aceptamos ya que nos parecía exagerado y tuvimos que ser nosotros los que buscáramos un espejo cuyo coste era de 45€ y la factura final que nos hicieron por la instalación fue 125,01€. A pesar de que nos parece una tomadura de pelo y un timo cobrar 80 euros por la mano de obra, solicitamos el reembolso de la parte proporcional de la fianza y nosotros teniendo la factura en nuestra mano de la persona de mantenimiento, Chiara nos dice que la factura son 180€ y que no nos tienen que devolver nada de fianza, por la cual pagamos 200€. Tras decirle que eso era falso y mandarle la factura real, la cual ella tenía ya, nos dice que la va a enviar a administración para que nos devuelvan los 74,99 € correspondientes de fianza, los cuales tras una semana de irnos seguimos esperando y no la hemos recibido. Por todos estos motivos os aconsejo que no trabajéis con esta agencia Room Service ni con su empresa de mantenimiento Warao Foods S.L con la que nos obligaron a realizar el cambio de espejo porque no podíamos elegir otra, ya que llevamos más de 20 años veraneando en Marbella y no hemos recibido un trato así en la vida.

Increíbles apartamentos todo un lujo volver con vosotros a la costa del sol y lo.que nos queda, como siempre todo limpio, precioso bien equipado y decorado con un gusto excepcional. Especial mención a Teresa que siempre está pendiente de todo, una gran profesional.

Please dont waste your time and money dont stay with this company. Horrible service and lack of support for customer service. I arrived to find the place covered with cocoroches some alive and some dead! The place was filthy filled with dust and the fridge smelled horrible. For the price we paid it was shocking to walk into this. When I called and asked them to change they would not accept and sent cleaners that took less than 30 minutes to clean the house. The terrace which was the main reason for booking the accommodation was completely destroyed and filled with dead insects. The bbq are had not been cleaned in years and the sunbeds where super cracked and dirty. The intercon was broken so everytime a guest came over or a delivery came it was really an inconvenience going yo open the gate for them. The parking remote was not working and we had no place to park. I do understand that issues arise however their customer service is the problem as they simply do mot care! I was staying in the apartment for 21 days and did not get any of the issues resolved although I complained about them multiple times! Finally during check out they have you drop the keys to their office which is located in am extremely crowded area where its impossible to park. So I called and asked if they can meet me on the main road (10 meters from their office) they refused as its not their problem.

Awful company to deal with. We have had problems on two occasions: Last year me and my partner stayed in one of their properties through Airbnb. The place was dirty (hair, dust, bugs..) and looked nothing like the photos. They had to send cleaners in while we were staying at the property as well as the sofa being ripped and stained. Didn’t even want to sit on it. This wasn’t even the worst issue, when it was time to check out, we didn’t hear from the man dealing with our stay. When we called him to confirm what was happening he was very very drunk, mumbling, spluttering and groaning. This is extremely unprofessional as we were calling him at 11AM. Issue no2 A year later some friends of ours came over from the uk and unknowingly booked an apartment with the same company through booking.com. They left their property in perfect condition yet are being ignored by the same man when asking for their €200 deposit back. It was meant to be sent 10 days ago. They called and text multiple times for him to just ignore them. Luckily I live here and knew exactly who the company is from my last experience and was able to retrieve the deposit. Imagine how many other tourists this man does this to as he is their only point of contact. Nothing has changed a year later, I asked the owner to contact me and he hasn’t. Clearly doesn’t care. Embarrassing. Scam artists.

Despite the fact that we got the beautiful apartment we asked for; some repairs were necessary; we have a very unpleasant and negative experience with this desk. So after departure I had to ask a number of times for the deposit of € 1000.00 that would be refunded. Eventually we were told that they would deduct € 350.00 for extra cleaning work. With their permission we were allowed to take the dog and a few hairs were found (we have a short haired Ridgeback). Every Thursday we had a cleaning lady come and tidy everything up. The rental price included a delivery cleaning of over € 150.00. So total € 500.00 for cleaning ?? Pure scam. So it was no longer possible to contact our regular contact person within this office... there was a referral to the financial administrator?! It took weeks and several emails before I finally got € 900.00 back after threats with a lawyer. We were with a couple of friends in March who also rented an apartment from them...they are still waiting for the deposit to be returned !! Customer unfriendly, pure scam that they apply to many customers. So be careful, you better stay away from here.

DO NOT RENT ANY PROPERTY AT!!! These guys a simply fraud. Once you make a reservation via booking they never contact you are simply out of reach. Once you reach their bureau you are supprised with extra costs of deposit - no recipt, no evidence. They claim they will refund it once the cleaning stuff check the property but it's simple way to keep your money. Once you leave Marbella they will never refund it and even pick up the phone while you try to sort it out. These office should be shut down by local police or tax authorities. AVOID IT!

This is the most disapointed team evermet in the region. Rude, ignorant, arrogant and liars they are unreliable on so many points and the cleanliness of the apartment was not what expected as we had cockcroaches in the bathroom...the answer was " there are not so many" . Dejadez total, tuvimos que entrar a las 18:00 por que todavia no habian limpiado, no nos dieron las llaves del garaje, increible pero tampoco nos dieron las llaves de acceso a la piscina y gimnasio, un desastre total, para colmo nadie se presento a recoger las llaves, se las tuvimos que dar a la persona que entraba, unos impresentables.

dont use this company , rented an apartment drains blocked in both showers maintenance did not arrive until 2 days later , various other issues experienced at the accommodation which i complained about but couldn't get a response in the end i was just sent a message when we had arrived home saying they would try and improve absolutely awful

Rented apartment was not up to my expectations. Lovely lady was trying but in the end I find it way better when you rent thru owners. Équipent was inacceptably cheap, smell of humidity, etc.

Way too much hassle renting via these guys. Check in experience is annoying, a lot of misleading information such as additional services that they charge for, which they do not include in the original ad. In the apartment we rented the elevator only reached level 4 and apartment located on level 5. Quite a hassle since we had a stroller. Would never have booked in the first place if I was aware (listing ad said it had elevator but I would argue it doesn’t if it doesn’t go all the way up). There are much better options out there!

Avoid Room Services at all cost! The property we booked with them was full of wrong and misleading information. We were offered alternative accommodation only in N. Andalucia, which didn’t work for us as we came to stay in central Marbella. We moved out and asked for a refund but our numerous requests were ignored. We had to threaten with legal action and come twice to the office of Room Services to get only partially refunded! Owner Fredrik Gebauer is very aggressive and confrontational. Overall, it was the worst vacation experience ever.

LA PEOR EXPERIENCIA SIN DUDA ALGUNA Mi familia y yo solemos irnos varias veces al año a casas de alquiler. Partiendo de la premisa de que es algo lógico que las casas no estén al 100% y puedan tener algún "pequeño fallo" narro nuestra experiencia con esta empresa de alquiler. Nos encontramos con que nada mas recoger las llaves nos indican que la piscina tiene un problema y que ira mantenimiento ese mismo día a arreglarlo y que mientras tenemos que ir rellenandola con una manguera (cosa que nunca llego a solucionar nadie durante nuestra estancia e implico estar con agua turbia). Vamos a meter la comida y bebidas en la nevera de la casa y la nevera no enfría nada, teniendo que estar hasta la mañana siguiente sin bebidas frías y echándose a perder toda la comida que llevábamos. Voy a lavarme las manos en el grifo del baño de abajo y me encuentro con el grifo soltando agua al suelo y una de las duchas sin cortina para ducharte y con un water a menos de medio metro lo que imposibilita poder ducharte en esa ducha. Una escalera sin iluminación alguna y con una velas a pilas(impresionante que una casa con este precio tan alto de alquiler por días) que ni tenían pilas ni funcionaban. Bañera con hidromasaje en la que no funciona el mismo. Aires acondicionados con mandos con la pantalla golpeada y rota y que ademas funcionaban cuando les parecía (en pleno mes de Agosto) agregar que estuve todos los días de la estancia teniendo que llamar y escribir por whatsapp para que diesen solución. Aparte de todos estos problemas, no encontramos con que la empresa indica en sus correos que devuelven la fianza en 15 días y cuando recogimos las llaves nos indicaron que no tardaban tanto. Al final pasaron esos 15 días y no hicieron la devolución de la fianza teniendo que ponernos en contacto con la empresa de nuevo a lo largo de casi otros 15 días. Tras casi un mes de haber dejado la casa nos dicen que la fianza fue devuelta (cosa que no fue así) hasta que reconocieron su error que fue confundirse de ticket e ingresarle el dinero a otra persona (cosa que se soluciono varios días mas tarde y tras muchísimas llamadas telefónicas). En conclusión, NO RECOMIENDO ESTA EMPRESA PARA NADA EN ABSOLUTO por todas las cosas narradas anteriormente.

Do not rent from this company!! we rent a apartment for or holiday instead they make it a nightmare!! Someone broke in with a copy key and stole or stuf. So be careful when you want a apartment from them!! They don’t care about you only money!!

I would advise against booking with Roomservice for several reasons: 1. We had an extended stay at one of their apartments. The heating in the apartment broke and has now taken 3 weeks+ and it is still not fixed. No offer of providing portable heaters. Only one insincere offer to move apartments (we already left much earlier at our own expense because the lack of heating made our child unwell). 2. One of the employees entered our apartment when we were out, giving only 1 HOUR notice (illegal). He walked around our apartment and worst of all, drank from an open bottle of wine. Totally unhygienic and horrific to watch. Photo attached and I have a video of the incident too. 3. The apartment we rented from them had so many issues that we had a handyman making repairs almost every few days. Heating not working, fixtures falling from the ceiling, leaking bath, leaking sinks etc. The list goes on. 4. When the heating WAS working, there is a mobile application that can control the heating (or cooling) remotely. An agent at Roomservice had access to this application. He frequently complained we were using the heating too much (despite no such limitation existing in our contract), and repeatedly turned the heating OFF on his own whilst we were in the apartment. He also even turned on the AC in the apartment once when it was cold outside. I imagine he found that funny, but we certainly did not. I managed to delete his access to the application and his repairman was around almost instantly to try and add him again. The agency frequently do not reply to messages, they lie constantly and provide possibly the worst service you could imagine. If you want any semblance of a pleasant experience whilst staying in Marbella, stay far away from Roomservice.

This real estate agency offers lovely apartments with premium furniture from Ikea. For me, it is already a good thing because the style of Ikea. So, once I was locked out of the apartment on the balcony. I sent my contact a message saying that I was locked out. It took 15 minutes for their Spanish team to come over and free me from the balcony. on a monday late afternoon at 19h00. They are efficient and reliable. This real estate agency Roomservice also decided to invest in high-speed internet subscription by Fiber optic which isn't shared with anyone else. conversely, many so called luxury appart hotels don't care about the internet connection. Their apartments have all appliances like a dishwasher. Many spanish apartments lack a dishwasher. I also not that there is a Weber BBQ on the balcony and it is really great. I also appreciate the fact that they respect my privacy. In the nearby apartments of the hotels nearby in Vime la Reserva, I can hear that every single morning the housekeepers come to clean. Witnessing such a thing, I am happy to rent an apartment from roomservice.

Worst rental service in Marbella, rip off and rude attitude to customers who have plenty of time to cancel but they instead rip you off with an insane cancellation policy. Be warned. Many more reputable agencies on the coast.

Les doy una estrella porque en o les puedo dar menos. Son unos auténticos impresentables. Es un autentico chiringuito de la intermediación de propiedades en alquiler. Hice una reserva con ellos en el mes de mayo para dos semanas en agosto y 4 días antes de la llegada me dicen que el alojamiento que elegí no esta disponible. Aparte de esto no me han dado ninguna solución alternativa y se han eximido de cualquier responsabilidad. Esto no quedará así. La denuncia esta en tramite. Mucho cuidado con esta gentuza, te pueden fastidias tus vacaciones. IMPRESENTABLES. NADA RECOMENDABLES. La persona que tienen al cargo una tal Yessica es una completa incompetente.
